Liberty Greens Trust
Hospitality Asset Optimisation Initiative
CONFIDENTIAL – INTERNAL DISTRIBUTION ONLY

Following Liberty Greens Trust’s acquisition of Kimpton Hotel Monaco Washington DC, B&CC has been tasked to conduct a rapid operational efficiency and brand repositioning assessment. While the property benefits from strong historical recognition and stable occupancy, the client has identified several barriers to long-term growth, including an outdated “19th century Americana” identity, excessive managerial layering, and labor-intensive guest service practices.

Phase I of the engagement will be conducted through on-site observation, personnel interviews, and workflow analysis. Current targets include a 38% reduction in management and administrative staff, a 24% reduction in hospitality and concierge personnel, and the consolidation of guest-facing responsibilities across departments. Particular attention should be paid to legacy roles with low value generation.

Liberty Greens Trust is also exploring opportunities to reposition the hotel toward younger professional demographics through technology-forward experiential branding, including digitally integrated heritage experiences and concierge systems intended to preserve the building’s historical atmosphere while reducing dependency on specialized staff.

This was Rigby's first task after joining B&CC. Typical new owner looking to shake things up.
